Executive Summary
Additional Info

Located in the southeast portion of the Coachella Valley, Ca, Envision Development is presenting the Vineyard as the first upscale mixed-use retail/commercial center to be planned and built south of Highway 111 within the boundaries of La Quinta and Indio, The Vineyard is a destination quality 1,000,000 square foot mixed-use complex blending retail, office, hotels, and entertainment elements into a single retail village, Given its strong aesthetic quality and comprehensive mix of products and services, The Vineyard will likely be able to draw from an area far wider than the La Quinta and Indio markets south of Highway 111. Nevertheless, the current population density, accumulated wealth, and disposable income of its immediate area make The Vineyard economically self sufficient.

The Desert Economy

Employment growth in the Coachella Valley has been gaining steadily over the past fifteen years. On an annual basis, the job base has been growing at a pace of 4,000 plus jobs annually since the early 2000's. The hospitality and resort industries continue to create a steady stream of both entry level and lower management positions in addition to the standard support professions. Traditional professional jobs in the well-paying healthcare, legal and financial services industry grow in line with population growth.

The area surrounding The Vineyard is the largest of the high household income communities in the Coachella Valley, with most homes within the primary shopping target area valued in excess of $500,000. The immediate area is known for its gOO-room La Quinta Resort, a multitude of high quality golf courses, and largest concentration of multi-million dollar high quality residential housing units.

Though the demographic data suggest that the Coachella Valley sports a vibrant 12 month economy, during the cooler months the Valley population swells to 600,000, almost double its summer month total. The "in-season" second home population tends to be more affluent and contributes greatly to the retail sales volume in the Valley.

Pointedly, most of the future higher quality housing development in the Coachella Valley will take place within the target market area of The Vineyard in La Quinta, Indio and within the bounds of Vista Santa Rosa. Virtually all detached housing to be built within that area will have a price of more than $500,000.

Well beyond the local population of 600,000, the tourism market contributes more than $4.0 billion to the local economy with more than 3.5 million visitors each year. The Valley boasts 122 golf courses, 255 hotels and more than 600 tennis courses.

The Coachella Valley thrives on the tourism market as well as the substantial year-round and second home markets.

The Vineyard Conclusion

The Vineyard is destined to become a highly successful mixed-use destination place- the first of its kind in the southeast Coachella Valley serving the highest concentration of wealth and the area of most dense upscale housing development for the next 20 years. The Vineyard is a complex undertaking and requires the combination of unusually strong development partners, creative and cost-effective architecture, high profile anchors and aggressive marketing. It will service a market that is highly educated, global in nature, affluent and always willing to shop for upscale goods and services in a convenient and elegant environment.
